Gallatin County creates a community with site built and modular homes
BELGRADE, MONTANA - November 01, 2004 – About a quarter mile west of Belgrade exists a community of nearly 500 homes, office space and even a school. The River Rock subdivision is Belgrade’s expansive answer to the need for housing in Gallatin County. The neighborhood has site built and manufactured housing, with a community center and a swimming pond. It is the first land-plan community in the area and promises to continue successfully.
Leroy Likeness, a Guerdon Enterprises LLC home builder, purchased lots in the subdivision’s site-built housing area. With use of Guerdon Enterprises LLC’s modular home product out of Boise, Idaho, he was able to blend in seamlessly in the site built community. “The homes are fully compatible with the other homes in the neighborhood. The porches fit the décor of the neighborhood.” said Likeness of Guerdon’s homes.
While Likeness considers site builders his main competition, he believes that modular products are built to a higher quality and give “more bang for the buck.” Although he does not advertise heavily, the subdivision receives a great deal of drive-by traffic, and calls on his homes are received daily. River Rock’s site builders are selling homes in the neighborhood for $130,000 - $140,000; while Likeness’ homes have a larger square footage and are selling for $159,000 - $189,000. Nearly half of River Rock’s Guerdon modular homes have already been sold.
Coining the term “I-Code,” Guerdon references modular technology and its utilization systems-built housing to local building codes. I-Code homes are built in a quality controlled environment with the time and cost saving advantage of assembly lines.
